What is my house worth?

Knowing the value of your home and deciding on the most advantageous list price can be a confusing task.

There are many sources of value estimates and information – assessed value, past appraised value, Zillow Zestimate, Realtors, all-knowing friends, etc. Here are a few important points to consider while answering the question “What is my house worth?” and deciding on a list price:

Assessed Value

Assessed values are set to provide a tax basis for the municipality. They often lag behind the actual market value and do not properly reflect the market value that a buyer may be willing to pay. Your assessed value should be used as nothing more than a footnote in the overall analysis of the value of your property.

Past Appraisals

An appraisal follows a set of rules implemented by the lending industry to prove the value of your property on paper. Often times, a buyer may be willing to pay more or less than the appraised value. Further, if an appraisal is more than 6 months old, it holds little indication of current market value.

Zillow Zestimate

Your Zillow Zestimate might be right on or it might be 20% over or under market value. To the best of our knowledge, Zillow averages the dollars per square foot of recent sales in your neighborhood and then multiplies that number by the total square feet of your home. If your home has nicer finishes, a bigger lot, mostly above grade square footage, etc – none of these things are taken into consideration.

All-knowing Friends

Everyone has a friend that knows everything, right? Take your friends advice on things like the best restaurant in town or where to buy your socks. Leave your major financial decisions, like the value of your home to a professional.

Realtors

An experienced Realtor, who invests the time to do their homework, and produce an unbiased report, is the best judge of how much value your home should bring in the current market. A few things to consider:

  1. There are agents who will tell you what you want to hear to get your business – the higher the better, right? Overpricing your home might get your hopes up and get an agent your listing, but it’s not in your best interest. Overpriced homes take longer to sell and end up selling further below the list price than a well-priced home. Make sure to hire a competent realtor that you trust to provide honest advice and work together to set the list price.
  2. No matter how well your realtor knows the market, make them put it on paper. There are 10-20 common variables that impact a buyer’s opinion of value. Considering 10-20 variables across 3-4 different comparable sales, and summarizing the findings is a mathematical equation that most realtors (or anyone for that matter) cannot calculate in their head. A well-done price analysis will show you exactly why your home is worth more or less than the recent comparable sales.
  3. Take into consideration the current state of the market. A well-done analysis, on paper, shows you the value compared to past/recent sales. But guess what, if a few of your neighbors decide to sell at the same time, their prices may provide a competitive market and limit your final sale price. On the other hand, if there is no competition and the market is hot, there may be an opportunity to sell for more than what the past/recent sales suggest. If so, go get it!

Included with our $2,500 listing program, at MHB, we use a minimum of 14 variables in our price analysis and we find 3-4 comparable sales. Once we’ve laid this all out on paper, we’ll show you the comparable homes along with the values we’ve assigned to each of the individual differences. We understand the value of certain things can be subjective and we’re happy to take our clients opinions into consideration and make adjustments to the analysis on the fly.

Reviewing all of the details with our clients becomes an educational process. It gets us to the same point of understanding and helps us make an informed decision together. Many times our clients have different levels of motivation to sell, which we are happy to factor in as well. In the end, it’s your home. You should make the final decision on the list price after taking all things into consideration.

Join MHB – the fastest growing team in Madison!

This team has launched a revolutionary approach to real estate that is disrupting a local industry worth $150 million.

Until recently, the real estate industry has failed to provide homeowners with a modern day option for selling their home. Each year, thousands of families debate whether to pay a Realtor an exorbitant amount of commission or take the risk of selling their home FSBO. Over the past several decades, the vast majority of full-service real estate brokers have decided to clench on to their 5-7% commissions, instead of listening to the market and rethinking their approach to benefit the consumer.

For MHB, customer-focused approach to providing a better value proposition in real estate meant taking a step back and designing a service from the ground up. Our foundational values being:

  1. Hiring great agents as full-time employees with benefits, providing them with a support team, and putting them in a position to succeed.
  2. Providing top-rate advice, marketing, advertising and photography to sell homes effectively.
  3. Utilizing technology, a team approach, and new processes to be most efficient.

As a result, MHB is now closing more listing sales than any other full-service real estate team in the market. Our average days on the market ranks #1 and our average sale price ranks #2 when compared to our top broker competition. To date, $2,641,468 of commission has been kept in the pockets of local homeowners.

We’re growing our sales team – Two new Home Advisors needed!

We hire the best and the brightest to represent our company and our clients. Our agents are employees of MHB Real Estate. It’s 2018, why is buying a home such a royal pain in the a$$?

The Madison area real estate market is hot.

It’s no secret, the Madison area real estate market has been booming the last few years. All trends point towards 2018 being no different.

In what is commonly referred to as “a seller’s market,” homes are selling at record prices and the nicest listings only last for a matter of days, sometimes hours. As a buyer, this can be intimidating, especially for first-time home buyers.

For those of you considering making a move in 2018, don’t let fears of missing out on the perfect property or overpaying keep you out of the market. Instead, be ahead of the market.

Is real estate technology really as helpful as it seems?

Many of today’s technological advances in real estate are amazing. Websites like Zillow, Trulia, and Realtor.com allow buyers to shop at their own leisure and effectively narrow their search to a few of their favorites without help from a Realtor. While this is great for getting a grasp on the local real estate market, the problem arises when a hopeful buyer finds “the one.”

In a fast-paced market, by the time the hopeful home buyer musters the initiative to inquire about their next potential home, they all too often hear, “thanks for your interest, but that home has an accepted offer.” Soon, the short list of  “a few favorites” becomes a checklist of unavailable listings. To make matters worse, after contacting several realtors, the potential buyer now has several hungry agents conducting consistent follow up to “earn their business” or show the buyer a “similar property around the corner.”

This leaves home buyers frustrated and confused, unsure where to turn. Call more realtors? Try more searching on Zillow? Keep waiting for the perfect home or settle for the next best?

In the South-Central Wisconsin region, all homes being listed for sale by a realtor or brokerage service are put on the MLS (multiple listing service). From there, the listings are pushed out to all the third-party websites (Zillow, Trulia, Realtor.com, etc), a process which can take a few hours or a few days to hit your favorite website. Along with the time needed to make contact with a Realtor, coordinate schedules for a showing, and get a pre-approval from a lender, it’s no surprise to see many of a buyer’s favorite homes come-and-go.

What is the best way to find your dream home in the Madison area?

This is where MHB Real Estate is filling a void to help home buyers find their perfect home and make it easy by rolling out the Orange Carpet Buyer Program. As we look toward 2018, the third Monday of January, (Martin Luther King Jr. Day), is our prediction for kick-off in our local real estate market. After taking a short break for the holiday season, home buyers and sellers are ready to kick their moving plans into gear.

From there, the market will gain momentum through spring and chaos may ensue for the summer season. In order to assist buyers and help them gain a head start in 2018, MHB is offering an incentive to anyone who is looking to purchase a home in 2018. Upon completing three simple steps, we’re giving away Sonos Play:1 speakers.

To qualify for the Orange Carpet benefits and a Sonos, all you need to do is:

  1. Provide a pre-approval from a lender
  2. Sign with MHB
  3. Meet in person (or virtually) to set up notifications directly from the MLS so
you’re the 1st to know about new listings

Have a home to sell before buying? MHB Real Estate’s $2,500 listing program might fit the bill to help you sell and net a lot more money than hiring a traditional Realtor or selling for-sale-by-owner.

We’re here to answer questions or point you in the right direction. Contact us anytime.

We’ve Saved Our Customers over $2,000,000

MHB just reached $2,000,000 in customer savings!

That’s an average savings of $7,703 per customer and $2,000,000 worth of commission we didn’t collect, all while still providing a successful and high value real estate service.

Why would we do that? Because we’re here to improve real estate for our clients, our agents and our industry.

Here’s why we do what we do:

For our clients

We believe everyone wins when our clients keep more of their home equity and receive a top notch service.

Big listing agent commissions are ridiculous in today’s market. The real estate industry is holding on to an ancient business model and commission structure. A few decades ago the average price of a home was a fraction of what is it today. Thus, a commission of 6% might make sense 30-40 years ago. In addition, tools for marketing and selling homes have become more accessible. The internet and streamlined the job of marketing and selling homes. What’s changed with the traditional Realtor? Not much, except there are now a lot more Realtors.

For our agents

We want our agents to be happy and successful.

The average realtor works under a broker as an independent contractor. They usually sell less than one home per month and are provided very little support to help them succeed. The traditional agent pays all their own business expenses, pays their broker a monthly fee for the use of the company name, then splits the commission they generate.

Our agents are employees with benefits—no fees or expenses and a significant percentage of their business is generated by the MHB’s marketing efforts. Our agents sell about one house per week and thus gain exponentially more experience and earn a higher income than the traditional agent.

For our industry

We’re shaking things up a bit. Instead of focusing on quantity of agents, we’re focused on our value/quality of sales and service.

recent survey commissioned by the National Association of Realtors reported the following as the number one problem the industry faces:

“The real estate industry is saddled with a large number of part-time, untrained, unethical, and/or incompetent agents. This knowledge gap threatens the credibility of the industry.”

Until the traditional brokers stop recruiting more and more realtors with the allure of “big commissions”, this perception of our industry will not change.

We saved sellers over $700,000 in 2016!

Traditional Realtors like to charge 6%…we don’t! 2016 was the best year yet in The Evolution of Real Estate.

How’d we save our clients that much money?

Instead of charging a 6% of the sale price – we charge one rate, $2,500 and our clients only pay an additional 3% to a buyer’s agent when there is one involved. This saved our customers an average of $8,335 in 2016.

By utilizing better processes, new technology, and a team approach we’re more efficient. We paired this efficiency with experienced advice, powerful marketing, and awesome customer service. As a result, our listings sell for great prices and move quickly. Combined with a one rate fee of $2,500, our seller clients net as much as possible from the sale of their home.
