Great questions!
Starting in 2024, new real estate industry protocols require a buyer and their agent to independently determine what that buyer is paying their agent as part of their buyer agency agreement. In the vast majority of offer's written today, we see the buyer asking the seller to pay their buyer agent commission by writing it as a term of the offer to purchase. We advise our clients to budget for up to 3% commission, BUT If we find the buyer directly (no buyer's agency involved) you'll only pay our fee of $5,000.
We think the question should be, "How are real estate agents still getting away with these massive commissions?"
Home prices and percentage-based commissions continue to escalate, while technology and the internet has streamlined the work required by a real estate agent. A good agent can still add a lot of value, but the industry has prioritized holding on to the old-school commission structure over your bottom line. We've done the opposite - designed a brokerage that can offer top tier service and results, while charging a fee that makes sense for you and our agents alike.
